Belcourt Theatre & 35 Music Square East Awarded for Excellence in Development
Two recently completed Tuck-Hinton projects have been recognized for excellence in development! The Urban Land Institute’s Nashville District Council recognized the Belcourt Theatre and 35 Music Square East at their annual Excellence in Development Awards Gala on May 8, 2017. Each year, ULI Nashville recognizes local projects for excellence in land use, development, and design.
The Belcourt Theatre, completed in 2016, was awarded for the Public/Non-Profit Sector – Small Project category. The project is a renovation and expansion of a historic two-screen movie theatre in the heart of Nashville’s Hillsboro Village. “This community jewel had lost its luster, its structural integrity and its revenue stream was stalling. Through diverse collaborations, a successful funding campaign, and creative design and construction solutions, this ‘new’ old landmark is now rejuvenated. The Belcourt Theatre is serving more patrons and users and making more money than it ever has. Brand new revenue streams have been opened and The Belcourt is once again bringing added vitality to its urban neighborhood. Not bad for an ‘old guy’.”

35 Music Square East, located on Nashville’s historic Music Row, was awarded in the Private Sector – Large Project category. The new class-A office building was the first new multi-tenant office building on Music Row in over a decade. Check out the entry video below:

It’s a shining example of successfully building for Nashville’s creative class while facing challenges from a fragile re-emerging market, a potential historic overlay and lack of asset class examples. . . . [W]hat resulted were innovative spaces and lessons on how to balance market success with development restrictions. These results were achieved through sensitivity to and appreciation of the history and culture of its location and creative problem solving among a first-class project team. This project provides a thriving development example for the ‘new’ Music Row.”

Since 1985, performing rights publisher SESAC has called Nashville’s Music Row home. When SESAC was looking to consolidate its offices under one roof, remaining on Music Row was a top priority. Working with a development team to realize their goals, SESAC engaged in the design of a 100,000 square foot office building as the anchor tenant. The resulting five level brick and glass building sits on a 0.88 acre site on Music Square East, a site once home to some of Nashville’s most creative songwriters and artists. Surrounded by historic recording studios and musical heritage, the new building aims to make a statement yet respect its neighbors. Three levels of underground parking are accessible from a covered drop-off area. A separate secure parking area provides access to the building for VIPs and event loading. SESAC’s offices occupy 45,000 square feet on the top two floors of the building, with access to the city view terrace for company events and “Number 1” parties. Designed to reinforce the company’s culture and brand, the offices provide a variety of work environments that encourage collaboration.
